Res 2007- 36 Approving Lot Line Adjustment @ 1900 Wachtler AveCITY OF MENDOTA HEIGHTS DAKOTA COUNTY, MINNESOTA RESOLUTION 07 -36 A RESOLUTION APPROVING A LOT LINE ADJUSTMENT AT 1900 WACHTLER AVENUE WHEREAS, Joseph and Betty Schuster have applied for a lot split to create a lot at 1900 Wachtler Avenue [PIN: 27- 71050- 220 -00 Plat: That part of Lots 17 and 22, Somerset Hills, according to the plat thereof on file in the office of the County Recorder, Dakota County, Minnesota, lying northerly of the following described line: Beginning at a point on the west line of Lot 22 of said Somerset Hills, 26.00 feet southerly of the northwest corner of said Lot 22, measured along said west line; thence easterly to a point on the easterly line of Lot 17 of said Somerset Hills, said point being 25.00 feet northerly of the southeast corner of said Lot 17, measured along said east line, and there terminating] as proposed in Planning Case #05 -42; and WHEREAS, The City Council voted to recommend approval of the lot line adjustment at 1900 Wachtler Avenue as presented to the City Council on the evening of May 15 21, 2007 and as shown in Planning Case #05 -42. NOW, THEREFORE, IT IS HEREBY RESOLVED by the City Council of the City of Mendota Heights that a lot split at 1900 Wachtler Avenue as proposed in Planning Case #05 -42is hereby approved with the following conditions: 1. Park and trail dedication requirements shall be satisfied as a cash fee in lieu of land. Such fee in the amount of $2,700 shall be paid prior to issuance of a building permit. 2. Parcel A connection charges for street, sanitary sewer and water main in the amount of $14,532 shall be paid prior to issuance of a building permit. BE IT FURTHER RESOLVED that in support of the above approval, the Council hereby makes the following Findings of Fact: 1. The parcel meets the City's requirement for R -1 Residential Zoning with regard to lot width and area. 2. The parcel will have adequate buildable area for a conforming single family home without the need for setback variances.
