Ord 5-A Amend Zoning Ord 5fF 'd VILLAGE OF MENDOTA HEIGHTS Dakota County, Minnesota. AMENDMENT TO ZONING ORDINANCE AN ORDINANCE AMENDING AN ORDINANCE regulating and.,restrUting the height, number "'o of stories and size of buildings and other structures; the percentage of lot that may be occupied; the size of yard, courts, and other open spaces; the density of population; the location and use of buildings and land for trade, in- dustry, residence, or other purposes; creating districts for said purposes and establishing the boundaries of such districts; providing for changes in the regulations, re- strictions., and boundaries of such districts; defining cer- tain terms used herein; providing for enforcement; and im- posing-fines and penalties for violations. The Village Council of Mendota Heights ordains as follows: (1) Ordinance No. being an ordinance regulating and restricting the height, number of stories, and size of buildings and other structures, etc., commonly known as the zoning ordi- nance., enacted May 1, 1956, and published May 10, 1956, is hereby amended in the following respects: (A) Section 4.4 is amended to read as follows: 114.4 AREA REGULATIONS. Every building designed and erected for the housing of one family; together with its accessory buildings., shall be located on a building site of not less than 10,000 square feet in area where public sewage disposal exists and not less than 15,000 square feet in area where private sewage disposal systems exist. The average width of the lot shall not be less than 100 feet." fNI (B) Section 5.4 is amended to read as follows: "5.4 AREA REGULATIONS. A lot area of not less than seven thousand, five hundred (7,500) square feet per family shall be provided where served by a public sewage disposal system, either existing or officially authorized. Where public sewage systems do not exist., a lot area of not less than fifteen thousand (15,000) square feet per family shall be provided. For per- mitted uses other. than residential, a public sewage type system (Imhoff type) must be provided. Each lot shall have an average width of not less than one hundred (100) feet. Not more than twenty-five (25) per-cent of the area of each lot may be occupied by buildings.'." (C) Section 6.4 is amended to read as follows: 116.4 AREA REGULATIONS. Not more than twenty-five (25) -2- per-cent of the area of each lot may be occupied by buildings.'.' (D) Section 11.7 is amended to read as follows. !'1107 LOT SIZE MINIMUMS FOR NEW SUBDIVISIONS. Whenever land is hereafter subdivided into three or more lots or parcels for the purpose of transfer, sale, or improvement, the following regulations shall apply, notwithstanding the district regulations of this or- dinance: 'tl. In all sections of the community which are not served by sanitary sewers, either existing or officially authorized to be installed, resi- dential lots shall have a minimum frontage and average width of one hundred (100) feet and a minimum area of fifteen thousand (15,000) square feet for each dwelling unit. "2. In all sections of the community which are served by sanitary sewers, either existing or authorized to be installed, residential lots shall have a minimum frontage and average width of one hundred (100) feet and a minimum area of ten thousand (10,000) square feet for each dwelling unit." =Z (2) This ordinance shall take ef-Pe'ct-and be in force from and after its passage and publication.
