A RESOLUTION APPROVING A MINOR PUD AMENDMENT AND SIGN
SETBACK VARIANCE FOR LOT 2, BLOCK 1, MENDOTA HEIGHTS
BUSINESS CENTER 4TH ADDITION
WHEREAS, Dale Glowa, on behalf of United Properties, has applied for a Minor
PUD Amendment and 20 Foot Sign Setback Variance for Lot 2, Block 1, Mendota
Heights Business[PIN: 27-48253-020-01 Plat: Mendota Heights Business Center 4 th
Addition, Lot 2, Block I] as proposed in Planning Case #06-25; and
WHEREAS, The Planning Commission held a public hearing on this application
at their regular meeting on July 25, 2006; and
WHEREAS, The Planning Commission voted to recommend that the Council
approve the Minor PUD Amendment and 20 Foot Sign Setback Variance as presented to
the Planning Commission on the evening of July 25, 2006 and as shown in Planning Case
#06-25;
NOW, THEREFORE, IT IS HEREBY RESOLVED by the City Council of the
City of Mendota Heights that a Minor PUD Amendment and a 20 Foot Sign Setback
Variance for a building in the northwest quadrant of TH 55 and Northland Drive as

BE IT FURTHER RESOLVED that in support of the above approval, the
Council hereby makes the following Findings of Fact:
The subject site is zoned I, Industrial District and business and professional
office uses are permitted uses in the Industrial District.
2. The proposed office building meets the lot width and lot area, setback, floor
area ratio and green space requirements of the Industrial District.
3. The proposed office building's exterior materials are consistent with
Ordinance requirements for buildings in Industrial Districts.
4. The request meets the of-street parking requirements of the Zoning Ordinance.
5. The variance request meets the criteria for approval of a variance as listed in
the Zoning Ordinance including that the variance is proved necessary in order
to secure for the applicant the right or rights that are enjoyed by other owners
in the same area of the district.
6. The City has allowed the placement of monument signs 20 feet from the
property line for other developments within the Mendota Heights Business
Center.
BE IT FURTHER RESOLVED that the Minor PUD Amendment and 20 Foot
Sign Setback Variance as proposed in Planning Case #06-25 would not have an
adverse impact on the health, safety and general welfare of the citizens of the
community and the surrounding land, and would not be adverse to the general
purpose of the Zoning Ordinance.
