Res 2008-44 Approving Prel & Final Plat for Ivy Ridge AdditionCITY OF MENDOTA HEIGHTS DAKOTA COUNTY, MINNESOTA RESOLUTION 08 -44 A RESOLUTION APPROVING PRELIMINARY AND FINAL PLAT FOR IVY RIDGE ADDITION WHEREAS, Todd and Sara Hulse has applied for a Preliminary and Final Plat approval at 754 Woodridge Drive [See attached for legal; PIN 27- 90080 - 021 -00] as proposed in Planning Case #08 -18; and WHEREAS, The Planning Commission held a public hearing on this application at their regular meeting on June 24, 2008; and WHEREAS, The Planning Commission voted to recommend that the Council approve the Preliminary and Final Plat as presented to the Planning Commission on the evening of June 24, 2008 and as shown in Planning Case #08 -18. NOW, THEREFORE, IT IS HEREBY RESOLVED by the City Council of the City of Mendota Heights that a Preliminary and Final Plat as proposed in Planning Case #08 -18 is hereby approved with the following conditions: 1. Park and trail dedication requirements shall be satisfied as a cash fee in lieu of land. Such fee shall be paid prior to filing the lot split. 2. Connection charges for street, sanitary sewer and water main shall be paid prior to filing the lot split. 3. The applicant shall submit grading/topography plans and utility plans, subject to review and approval of the City Engineer. 4. The applicant shall dedicate 10 -foot wide drainage and utility easements along the front property lines and 5 -foot wide drainage and utility easements along the rear property lines. 5. If it is deemed necessary, the applicant shall enter into a development agreement with the City and pay all applicable fees and securities. The development contract is subject to the review and approval of the City Attorney. BE IT FURTHER RESOLVED that in support of the above approval, the Council hereby makes the following findings of fact: 1. The proposed plat meets the requirements of the Subdivision Ordinance, the Zoning Ordinance, and the Comprehensive Plan Adopted by the City Council of the City of Mendota Heights this 1St day of July, 2008.
