RESOLUTION 09 -15
A RESOLUTION APPROVING A 25 FOOT VARIANCE TO THE FRONT YARD SETBACK
FOR 1933 DODD ROAD
WHEREAS, Paul and Megan Plum have applied for a 25 foot variance to the string line rule
construct an addition to the front of the home at 1933 Dodd Road [Lot 29 Somerset Hills; PID
277105029000] as proposed in Planning Case #09 -02; and
WHEREAS, The Planning Commission held a public hearing on this application at their regular
meeting on January 27, 2009; and
WHEREAS, The Planning Commission recommended that the Council approve the variance at
1933 Dodd Road as presented to the Planning Commission on the evening of January 27, 2009 and as
shown in Planning Case #09 -02;
NOW, THEREFORE, IT IS HEREBY RESOLVED by the City Council of the City of
Mendota Heights that a 14 variance to the "string line Rule" for 1933 Dodd Road as proposed in
Planning Case #09 -02 is hereby approved with the following Findings of Fact:
1. The house far exceeds the typical minimum setback of 30 feet.
2. The existing house is set at an angle in which the majority of the front building meets or exceeds the
"string- line" setback requirement.
3. If the house were aligned to be parallel with Dodd Road, it is likely that no variance would be
necessary for the enclosed mudroom entrance.
4. The enclosure is necessary to make reasonable use of the property for contemporary single family
dwellings.
5. The proposed addition, not possible without variance, will help the structure's design to be more
consistent with the character of the surrounding area.
6. The encroachment into the setback area is minimal, and will not negatively impact the area or
surrounding property.
