RESOLUTION 09 -44
A RESOLUTION APPROVING A CONDITIONAL USE PERMIT FOR A 192 SQUARE FOOT
ACCESSORY STRUCTURE AT 685 HIDDEN CREEK TRAIL
WHEREAS, Charles and Laurie Crutchfield have applied for a conditional use permit for a 192
square foot accessory structure at 685 Hidden Creek Trail [Hidden Creek Estates interest attributable to
common are known as outlots A B C and D and all of Lot 4 Block l; PID 27- 32500- 040 -01] as proposed
in Plamung Case #09 -17; and
WHEREAS, The Planning Commission held a public hearing on this application at their regular
meeting on May 26, 2009; and
WHEREAS, The Plaruzing Commission recommended that the Council approve the conditional
use permit for a 196 square foot accessory structure as presented to the Planning Commission on the
evening of May 26, 2009 and as shown in Planning Case #09 -17;
NOW, THEREFORE, IT IS HEREBY RESOLVED by the City Council of the City of
Mendota Heights that a conditional use permit for a 192 square foot accessory structure as proposed in
planning Case #09 -17 is hereby approved with the following conditions:
1. Additional landscaping shall be added to the south and southwest of the accessory structure,
in order to serve as a buffer between the structure and the adjacent property.
2. The applicant shall submit colored elevations or renderings in order to determine if the
proposed structure is compatible to the exterior of the new home.
BE IT FURTHER RESOLVED by the City Council of the City of Mendota Heights that a
conditional use permit for a 192 square foot accessory structure as proposed in planning Case #09 -17 is
hereby approved with the following findings of fact:
1. The proposed use will not have a detrimental effect on the health, safety and welfare of the
surrounding lands and community.
2. The accessory structure will not influence traffic conditions or parking facilities on adjacent
streets.
3. The proposed use is consistent with the general purpose and intent of the Comprehensive
Plan and Zoning Ordinance.
4. The accessory structure will not seriously depreciate the surrounding property value.
