RESOLUTION 2013 -23
A RESOLUTION APPROVING A LOT SPLIT AT 668 FIRST AVENUE
WHEREAS, Jane McKoskey has applied for a lot split of the property located at 668 1st
Avenue (PID 27- 69702 -07 -080; Lots 5 -8, T.T. Smith's Subdivision No. 3) as proposed in
planning case 2013 -02; and
WHEREAS, the Mendota Heights Planning Commission held a public hearing on this
matter at their regular meeting March 26, 2013.
NOW THEREFORE BE IT RESOLVED, by the Mendota Heights City Council that a
lot split at 668 1St Avenue as proposed in planning case 2013 -02 is hereby approved with the
following findings of fact:
1. The proposed subdivision results in lots that exceed zoning ordinance requirements
with regard to lot width and area.
2. The existing single family home and detached garage will meet setbacks from the
new lot line.
3. Other setbacks for the existing structures are existing conditions that are not affected
by the subdivision.
4. The encroachment of the detached garage into the rear setback is an existing
condition that is not affected by the subdivision.
BE IT FURTHER RESOLVED, by the Mendota Heights City Council that the
approval is subject to the following conditions:
1. The word "proposed" is removed from the shaded area relating to the vacated alley.
2. Five -foot drainage and utility easements are added along interior lot lines.
