RESOLUTION NO. 83-08
RESOLUTION APPROVING FINAL PLAT FOR
TUMINELLY'S HUNTER LANE ADDITION
WHEREAS, a final plat for Tuminelly's Hunter Lane Addition has been
submitted to the City Council; and
WHEREAS, the City Council has reviewed said final plat and finds the
same to be in order.
NOW THEREFORE IT IS HEREBY RESOLVED by the City Council of the City of
Mendota Heights, Minnesota, as follows:
1. That the final plat of Tuminelly's Hunter Lane Addition submitted
at this meeting be and the same is hereby approved conditioned
upon fulfillment of the following items as listed in the Developer's
Agreement dated the 18th day of January, 1983:
1. Developer will petition the City for needed public
improvements (sanitary sewer and watermains).
2. Developer will provide at no cost to the City needed
construction easements to install said mains.
3. Mendota Heights will proceed as expeditiously as possible
with hearings and such additional proceedings as may be
required to cause public improvements to be installed.
It is recognized that.the developer's plat is the only
property to be served by this project so the entire cost
is to be assessed against the three parcels located in
the plat.
4. Developer agrees that no lots will be sold until all necessary
easements for utility construction are received by Mendota
-Heights.
5. The watermain that is to be installed along the north
property line will be constructed in such a fashion as to pre-
serve existing trees. Any trees needing to be removed will
be coordinated through the developer.
6. The access road to the:homes is to be constructed by the
developer on the platted right-of-way at theynorth.property
line and will have the characteristics of a blacktopped
private driveway. This access road will be maintained by
the three homeowners that utilize it. Road will be maintained
at:a level and in a timely fashion to allow emergency vehicles
access.

7. Storm water drainage along south boundary of property
has been pointed out as a concern to landowners adjacent.
New construction will be designed not to increase runoff
to those lots.
8. Developer agrees to contribute $1,200 for a park contribution.
Payable before execution of the plat by the City.
2. That the appropriate City officials be and they are hereby authorized
to execute the final plat on behalf of the City of Mendota Heights.
Adopted by the City Council of the City of Mendota Heights this 18th day of
January, 1983.
