Res 1983 - 32 Approving United Properties Planned Unit DevelopmentCITY OF MENDOTA HEIGHTS DAKOTA COUNTY, MINNESOTA RESOLUTION NO. 83-32 RESOLUTION APPROVING UNITED PROPERTIES PLANNED UNIT DEVELOPMENT WHEREAS, United Properties has applied for a Conditional Use Permit to construct a Planned Unit Development consisting of office and warehouse space on Lots 1, 2, 7 and 8, Block 3, Mendota Heights Industrial Park; and WHEREAS, 'such Planned Unit Development will consist of approximately 100,000 square feet of area enclosed within two structures and staged over three phases of construction; and WHEREAS, United Properties has been granted a variance from the 10 acre requirement for a PUD, the proposed construction to be on 81 acres; and WHEREAS, United Properties also requested approval of nine foot wide parking stalls, as well as approval of the installation of a 16 to 17 foot tall business park identification monument within the required front yard; and WHEREAS, said monument is proposed to be installed 20 feet from the property lines at the intersection of Pilot Knob Road and Mendota Heights Road. NOW THEREFORE BE IT RESOLVED by the City Council of the City of Mendota Heights that the Conditional Use Permit for the United Properties Planned Unit Development be approved subject to the following conditions: 1. Nine foot wide parking stalls. 2. An identification monument located 20 -feet from Pilot Knob Road and Mendota Heights Road. 3. Construction staged over three phases. 4. Buildings to be completed reflecting the three stages of construction. 5. Construction to meet City staff interpretations of the approved plans and specifications.
