RESOLUTION AMENDING THE RIVERL�TOOD PLACE PUD �1ND APPROVING A CUP
ALLOWING A SEVENTY-FIVFs FOOT (75a) HIGH ANTENNA TOWER AS AN
ESSENTIAL SE�1tVICES STRIICTURE
WHEREAS, Cellular One has made application to amend the
Riverwood Place PUD to allow construction of a seventy-five foot
(75') high antenna and equipment room on Lot 1, Block 1, Riverwood
Place in lieu of an office building; and
WHEREAS, the Planning Commission reviewed the proposal and
conducted the appropriate public hearing at their February 23, 1993
meeting and recommended approval of the amendmento and
TniiiEREAS, the Mendota Heights City Council reviewed the
proposal at its March 2, 1993 regular meeting.
NOW THEREFORE BE 2T RESOLVED by the City Council of the City
of Mendota Heights that the Riverwood Place PUD be amended to allow
the construction of a mono pole antenna at a height not to exceed
seventy-five feet (75') and telecommunications facility according
to the plans submitted and dated January 29, 1993 and approve a
Conditional Use Permit allowing the seventy-five foot (75') high
antenna as an essential services structure, all subject to the
following conditions:
1 e That an access or driveway easement be granted to the
Cellular One site from the Riverwood Place Phase I PUD
site over the currently paved driveway extending from
Trunk Highway 13 to the Cellular One site and through the
Cellul.ar One site to accommodate any future needs for Lot
2.
2e That an appropriate turnaround be provided on the
Cellular One site for public safety needs.
3. That landscaping be completed according to the
landscaping plan submitted and dated February 25, 1993.
4. That all activities which create electrical emissions
shall comply with the existing minimum requirements of
the Federal Communications Commission and as it may be
subsequent amended.
5. Confirmation in writing that the facility does not
conflict with the operation of CDI.
6. That the facility only be used for the transmission of
cellular phone conversations. Additional antenna
requests would have to go through an amendment of the
Conditional Use Permit.

Roadway lighting to be installed to provide safe ingress
and egress on the private road subject to staff approval.
That the tower height be limited to seventy-five (75')0
The color of the mono pole �hall be of a�ingle color
matching the color of the existing Mendota Heights water
reservoir.
Adopted by the City Council of the City of Mendota Heights this 2nd
day of March, 1993.
