A RESOLUTION APPROVING A SITE PLAN, VARIANCES AND A CONDITIONAL
USF PERMIT ALLOWING A 117 UNIT MOTEL IN THE "I" - INDUSTRIAL
ZOIVING DIS'I'RICT
WHEREAS, Tharaldson Development Company has made application
for a Conditional Use Permit to operate a private anotel in the
Mendota Heights Business Park in the "I" - Industrial Zoning
Di�trict; and
WHEREAS, the Mendota Heights Plarining Commission conducted a
public hearing on August 24, 1993, to consider above said
application; and
WHEREAS, based upon the public record transcribed on August
24, 1993, the Mendota Heights Planning Commission recommended to
the Mendota Heights City Council that the Conditional Use Permit be
approved with the following conditiona:

That a letter be submitted from Courtyard by Marriott
concurring with the project.
That the grading plan be revised to eliminate steep
grades and provide on-site stormwater ponding and be
revised as required by the City Engineer.
That the lighting plan be xevised to reduce glare.
That the landscaping plan be revised to include a hedge
to screen the parking stalls facing Mendota Heights Road.
That a sign plan be subanitted which indicates conformance
with City Ordinance xequixements and/or development.
That the plan conform to Fire Chief/Fire Marshal
requirements.
Revise entrance portico.
Revise building height to a 4:12 pitch or request a
variance.
Revise roof materials from metal to shingles.
WHEREAS, the City Council at their regularly scheduled meeting
on September 21, 1993 considered the Tharaldson Development
Company's application for a anotel.
NOW THEREFORE IT IS HEREBY RESOLVED by the City Council of the
City of Mendota Heights that the proposed Conditional Use Permit
will have no adverse affect on the health, safety and general
welfare of the citizens of the community and the surrounding land;
and
BE IT FURTHER RESOLVED, that construction of said motel is not
adverse to the general purpose and intent of the Zoning Ordinance;
and
BE IT FURTHER RESOLVED, that the Conditional Use Permit for a
117 unit motel be approved according to the plans revised and dated
August 1993 and to be further revised as per the following
conditions adopted by City Council on September 21, 1993:
1. The front parking lot, consisting of 22 spaces, be removed and
replaced by landscaping compatible with the remainder of the
site and that the rear lot be reduced in size to create open
�pacee A total of 70 parking spaces will be provided. TYais
reduction in parking is contingent on City Engineer approval

access drive will remain and the sidewalk along the north edge
of the building will remain.
2. That a parking requirement variance will be granted contingent
on submission of a letter xequesting proof of parking as per
the original site plan for a public motel.
3. A variance be granted for height of the building allowing the
building to be forty seven feet (47') in height, as proposed.
4. The portico will be twelve feet six inches (12', 6"), as
proposed.
5. The roof material will consist of darker, blue shingles.
