�HEREAS, United Properties has made application for a
Conditional Use Permit for Planned Unit Development to construct a
Phase II addition to the Northland Insurance Companies'
headquarters site located at 1295 Northland Drive in the Mendota
Heights Business Park within the "I" - Industrial Zoning District;
and
�HEREAS, the Mendota Heights Planning Commission conducted two
public hearings on September 28, 1993 and October 12, 1993 to
consider above said application; and
�PHEREAS, based upon the public record transcribed on October
12, 1993, the Mendota Heighta Planning Commission recommended to
the Mendota Heights City Council that the Conditional Use Permit
for Planned Unit Development be approved with the condition that
three variances be granted including zero lot line setbacks for
PYiase II building, an eighteen foot (18') side yard setback
variance for a connecting pedestrian walkway and a twenty foot
(20' ) front yard setback variance for a anonument sign, and that the
Fire Chief and Fire Marshal review the plans �nd that the City
Attorney review the cross easement and covenant documents, and that
trees be planted in anticipation of Phase III development.
oPHEREAS, the City Council. at their regularly scheduled meeting
on October 19, 1993 considered United Properties' application for
Conditional Use Permit for Planned Unit Development for Northland
Insurance Companies' headquarter campus proposal.

NOW THEREFORE IT IS BEREBY RESOLVED by the City Council of the •
City of Mendota Heights that the proposed Conditional Use Permit �.'�'' �� �

for a Planned Unit Development will have no adverse affect on the '��"�=,
health, safety and general welfare of the citizens of the community �,
and the surrounding land; and
B� IT FIIR�'HER RESOI,VED, that construction of said Conditional
Use Permit for a Planned Unit development is not adverse to the
general purpose and intent of the Zoning Ordinance; and -.,

B% �T FIIRTFIER RESOLVED, that the Conditional Use Permit for a
Planned Unit Development for a 10.25 acre campus headquaxters plan
be approved according to the plans submitted dated September 20,
1993 and revised October 6, 1993 raith the following conditions:
1. That the City Engineer review and approve the grading and
drainage plans. _
2. That trees be planted in anticipation of Phase III development
following review and approval by the City Planner.
3. That three variances be granted, per revised plans dated
October 6, 1993, as follows:
a. Zero lot line setbacks for Phase II building.
b. Eighteen foot (18') side yard setback variance for
a connecting pedestrian walkway.
c. Twenty foot (20' ) front yard setback variance for a
monument sign.
Adopted by the City Council of the City of Mendota Heights this
19th day of October, 1993.
