Res 1997 - 45 Approving a Conditional Use Permit for a Planned Unit Development & a Preliminary Plat to United Properties for Mendota Technology CenterCITY OF MENDOTA HEIGHTS DAKOTA COUNTY, MINNESOTA RESOLUTION NO. 97-45 A RESOLUTION APPROVING A CONDITIONAL USE PERMIT FOR A PLANNED ITNIT DEVELOPMENT AND A PRELIMINARY PLAT TO UNITED PROPERTIES FOR MENDOTA TECHNOLOGY CENTER WHEREAS, Mr. Dale Glowa of United Properties has requested a Condtional Use Permit for a Planned Unit Development and a Preliminary Plat for Mendota Technology Center, as proposed on plans on file in Planning Case No. 97-24; and WHEREAS, The Planning Commission of the City of Mendota Heights held a public hearing on this application at their July 29, 1997 meeting; and WHEREAS, The Planning Commission voted 6-0 (with one Commissioner absent) on July 29, 199? to recommend that the City Council approve this application upon the conditions enumerated below, NOW, THEREFORE, IT IS HEREBY RESOLVED by the City Council of the City of Mendota Heights that a Conditional Use Permit for a Planned Unit Development and a Preliminary Plat for Mendota Technology Center, as proposed on plans on file in Planning Case No. 97-24 is hereby granted upon the following conditions: That a Final Development Plan incorporating all requested modifications be submitted for approval within six weeks of August 5, 1997 per Section 22.9 (1) of the Zoning Ordinance. 2. That a Developers Agreement be signed between United Properties and the City of Mendota Heights 3. That construction begin within one (1) year of final approval. 4. That cross pazking and access easements be filed with the Final Plat. 5. That the Final Grading Plan be approved by the City Engineer. 6. That United Properties Submit a parking agreement between NSP and the applicant to allow parking in the pipeline easement. 7. That United Properties submit a detailed signage plan. 8. That additional evergreen plant material be located between buildings 1 and 3. 9. That United Properties show the location and screening of a11 trash disposal containers on the Final Development Plan. 10. That United Properties redesign the primary entrance to the Office/Showroom campus. BE IT FURTHER RESOLVED by the City Council of the City of Mendota Heights that the proposed Concept, Preliminary, and Fina1 Approval for a PUD fo� Mendota Technology Center, as proposed on plans on file in Planning Case No. 97-24 under the above conditions will have no adverse impact on the health, safety or general welfare of the citizens of the community and the surrounding land, and would not be adverse to the general purpose and intent of the Zoning Ordinance.
