Res 2000 - 21 Approving a Preliminary Plat on Lexington Ave for an Office Development for Mendota Heights AssociatesCITY OF MENDOTA HEIGHTS DAKOTA COUNTY, MINNESOTA RESOLUTION 00- 21 A RESOLUTION APPROVING A PRELIMINARY PLAT ON LEXINGTON AVENUE FOR AN OFFICE DEVELOPMENT FOR MENDOTA HEIGHTS ASSOCIATES WHEREAS, Mr. Tony Feffer of Mendota Heights Associates has applied for a preliminary plat of a vacant parcel on Lexington Avenue for an office development as proposed on plans on file in Planning Case File #00-10; and WHEREAS, The Planning Commission discussed this application at their regular meeting on February 22, 2000, and WHEREAS, The Planning Commission voted 7-0 to recommend that the Council approve this application, NOW, THEREFORE, IT IS HEREBY RESOLVED by the City Council of the City of Mendota Heights that a preliminary plat of a vacant parcel on Lexington Avenue for an office development as proposed on plans on file in Planning Case File #00-10 is hereby approved on the following conditions: 1. Cross Access easements for shared access and parking between the two lots be prepared to be filed with the final plat. 2. The Landscape Plan be revised to add trees into the parking lot islands and provide more variety of tree species. 3. Plans for trash, site lighting, screening of ground and rooftop mechanical utilities be submitted prior to building permit issuance. Any signs need separate permits. 4. The grading and erosion control plan be reviewed and approved by the City Engineer. 5. Utility plans be approved by the City Engineer. 6. MnDOT and Dakota County's approval of the plat. 7. That the applicant and the City execute a developers agreement specifying that the buildings will resemble those presented to the Council on the evening of March 21, 2000, and 8. that the applicant cooperate with the City regarding the future location of any pedestrian trail along Lexington Avenue by providing any needed easements. BE IT FURTHER RESOLVED by the City Council of the City of Mendota Heights that this preliminary plat of a vacant parcel on Lexington Avenue for an office development as proposed on plans on file in Planning Case File #00-10 would not have an adverse impact on the health, safety and general welfare of the citizens of the community and the surrounding land, and would not be adverse to the general purpose and intent of the Zoning Ordinance.
