Res 2011- 60 Deny Variances for Monument Signs 1345 Mendota Heights RdCITY OF MENDOTA HEIGHTS DAKOTA COUNTY, MINNESOTA RESOLUTION 2011 -60 I]EIGHTS ROAD. WHEREAS, David Albrecht on behalf of NorthMarq Real Estate Services, LLC has applied for a variance to the required setback for monument signs at 1345 Mendota Heights Road (PID 27- 48251 -01 -020, Lot 2 Block 1 and 27- 48251 -01 -020, Lot 3 Block 1, Mendota Heights Business Center 2nd Addition); and WHEREAS, the Mendota Heights Planning Commission held a public hearing on this application at their regular meeting on June 28, 2011; and WHEREAS, the commission recommended that the council deny the variances as requested in planning case 2011 -21. NOW THEREFORE BE IT RESOLVED, by the Mendota Heights City Council that the request for variances as proposed in planning case 2011 -21 are hereby denied with the following findings of fact: 1. The conditions raising issues for sign visibility are not unique to the property in question, but are common throughout the district. 2. The city has set a standard for sign setback by previous PUD approval at 20 feet which has become the common condition for the area. 3. Vegetation obscuring visibility of the signs can be modified or removed to resolve the difficulty. 4. Granting of this variance would be establishing a privilege for this property which has been denied to others in the district.
