RESOLUTION 2015-26
RESOLUTION APPROVING A VARIANCE AT 2515 PILOT KNOB ROAD
WHEREAS, Alltech Engineering Corporation, on behalf of Mendota Management, LLC, has
applied for an approximately nineteen -foot (19) variance from the side yard setback standards in order
to construct an addition to the existing office/warehouse building at 2515 Pilot Knob Road as proposed
in Planning Case 2015-05 and described in Exhibit A; and
WHEREAS, the Mendota Heights Planning Commission held a public hearing on this matter
at their regular meeting on March 24, 2015.
NOW THEREFORE BE IT RESOLVED by the Mendota Heights City Council that the
variance request as proposed in Planning Case 2015-05 is hereby approved with the following findings
of fact:
1. The proposed addition is a reasonable use of the property, meets the purpose and intent of the
City Code, and is consistent with the Comprehensive Plan.
2. The improvements to Mendota Heights Road created a unique circumstance upon the property
not created by the applicant.
3. The building's location on a corner lot with an existing encroachment is a unique circumstance
not created by the applicant.
4. The proposed addition represents a small increased encroachment into the side yard while still
maintaining a large front yard setback.
5. The applicant has considered alternatives to the proposed addition.
6. The proposed addition will not alter the essential character of the neighborhood.
BE IT FURTHER RESOLVED, by the Mendota Heights City Council that the variance
request as proposed in Planning Case 2015-05 is hereby approved with the following conditions:
1. A building permit be obtained prior to construction of the addition.
2. The applicant shall submit grading plans and a dimensioned site plan with associated
easements, subject to review and approval by the City Engineering Department as part of any
building permit application.
3. Any land disturbance activities must be in compliance with the City's Land Disturbance
Guidance document.
Adopted by the City Council of the City of Mendota Heights this seventh day of April, 2015.
