1967-05-25 Planning Comm MinutesMENDOTA HEIGHTS PLANNING COMMISSION Minutes Meeting: May 25, 1967 - 8:30 P. M. Place: Village Hall Members Present: Hardy Wright Brad Genereaux, Secretary Rolf Ljungkull, Chairman Charles Hebble George Weed Thomas Libera Midwest Planning: Howard. Dahlgren Trustee: Ed Stringer 1. Case 67-9 Applicant: H. B. Krengle Location: 7 Mears Avenue Request: Variance to area requirement to redivide lots 7 and 8, the first which now fronts on Meers Ave. and the second which fronts future Somerset Road. Theproposal would provide a new lot on Mears Ave. in addition to the one now containing a dwelling. Variance granted for redivision of lots 7 and 8. When a house is to be built a separate variance will be required. Case 67-1 Applicant: Leonard Andreson Location: 1191 Dodd. Road (Northwest Corner of Dodd Rd. & Ivy Falls Ave. Request: Division of existing lot of 33,000 sq. ft. into 2 lots, one with dwelling and garage and the other to be new lot for building. This lot would be less than 15,000 sq. ft. Petition granted in consideration of adjacent town house and also with provision that no variance would be granted for set back onnew lot. 3. Case 67-3 Applicant: Mendota Development Company (Represented by Harvey Bream) Location: Lexington- Victoria adjacent to Tilsen Highland Heights. Request: Approval of preliminary plat of development. Action: Preliminary plat not approved because applicant does not own land. Since applicant needed approval in order to satisfy option requirements due to expire June 15 a resolution was passed in favor of the intent to develop the property as per sketch presented by Tuminelli & Bream and conforming to a sketch by Howard Dehlgren, Note: Mortensotto in Mayor Huber's absence was notified of the commissions recommendation. Mr. Chops was present who owns land abutting the proposed development. 4. Val Kuntz Lot fronting Highway 13 between Lexington and Victoria. Mr. Kuntz did not have an application, and he presented a contour survey. Mr. Kuntz was instructed as follows: 1. Submit an application. 2. Present a boundary survey showing existing road. 3. Present evidence that property owners on opposite side -of road would agree to a 60 ft. right of way for the road. Recommendation: Delay approval of petition pending presentation of above items. (2) 5. Applicant:Harold Liefschultz - Mendota Heights Par 3 Golf Course (Applicant not present.) Location: Northwest Corner of Bachelor Ave. and Dodd Road. Request: Approval of miniature golf operation. Action: Commission recommended that the Mayor look with disfavor on the proposal due to the residential area involved. 6. Applicant: William Kreitz Location: Adjacent to freeway intersection near area of new United Properties Industrial Park. Request: Building permit for residence. Commission explained that proposed building site was zoned R-3 and un- favorable as a single dwelling lot. Applicant withdrew request. 7. Several residents of Curley's Valley Viww addition were present to protest rezoning for a proposed furniture store by Tom Curley adjacent to the east side of the existing drugstore at the intersection of Highway 110 and Lexington Ave. Since Mr. Curley was not present Howard Dahlgren reviewed the proposal. He explained that the area would have to be rezoned from B2 to B3 andthat the abutting property owners would be notified of a public hearing when a proper application had been made for reaoning. The hearing would also appear in the West St. Paul Booster. The representatives present departed since Tom Curley was not present. 8. Case 67-5 Applicant: T. 0. Burley Location: Highway 110 near Lexington and adjacent to Curley's Valley View Addition. Request: Approval of preliminary plat and commercial building permit for a furniture store. Tom Curley appeared after preceding Valley View residents had left. He was informed that an application was needed for rezoning the land from B-2 to B-3 and immediately abutting lots from R-1 to B-3 prior to approval of building permits for the proposed store.
