MENDOM HEIGHTS PLANNING caumissiori Minutes February 10p 1965 1 The meeting convened at 800 p.m, in the village hall with Ed Stringer Fred Brass, Tom Libra, Dick Baacroft and HardyWright present. Parranto; r proposed Northuest Eb.stics plant, William Mahle, Vice President, and Sidney Stolte of Batten:beg, Townsend, Stolte & Comb. 2 Mr. Logan Ca 65-1 - 724 - 1st Avenue on building permit request indicated that the question arose because the previous property ovine.' transfered the original reaRcal with the exception of a. 401easament of which the village only took 30 leaving a smal/ parcel ithioh had been added to the original description, thus changing it. The total pnopsrty is no7x about 24,000 feet. Motion by Wight, second by Brass that the commission recommend to tha council that th application be approved. Ayes nares 0. 3 Mr. :Tarrant° presented preliminary plans for a medical center to go in the buffer zone between the shopping center zone at Myy 49 & 100 and the residences on Creek Amenue. He indicated that the purchase contract called. for construction of the frontage street for the center b the seller in accord with plans sulmatted at the time of zoning. Tho oenter is to have the appearance cx a residence and the only sign will ba on the building. Motion by Bancroft, second by IeLbera that the commission apvceise the council of its roviaa of the plans and ioatapproval oubject to conformnoe to the 409 set -back and planting atrip at th.e rear of the property and to other provisions of original approval in the Sheehy Shopping Center zoning, Ca.im 58-5. Motion by Stringar, second by Wright that the commission indicate to the council thatvapn an plicati©n is submitted on the 'oasis of piano shouv that the commission will recommend approval. Ayes 5, moves 0. 5 ra case 64-22„ Mendota Development Co., Ivy Falls East - Query on Zinal plat raised by village engineer. The proposal contains 27 lots on total k area of 12.5 acros Total land dedicated to streets i 87,600 q.a. net and for residential development is 456,900 aq.ft. Same div6ded by 27 equals 162900 square feet p lot on averago. However, some four or five lots do not meet the 15,000 sq.ft. minimum. Chairman Stringer recommended that Planning Consultant be advised that he must consider the 15,0110 sq.ftminimum requirement az to each lot irrespective ofwhother total land area exceeds minimum requirements. Bancroft made motion that final plat as submitted be accepted but that council's attention be called to the fact that total land area exceeds minimum requirement even though several lots within same do not meet the 15,000 sq.ft. requirement.
