1965-05-12 Planning Comm MinutesMENDOTA PLIGHTS PT..PNIUNG OOMMISSTOK Miliut es May 12 1965 1. The meeting convened at 8:00 p.m0 in the Village Hall. Members present were H. Wright, Fred Brass, George Weed and Dick Bancroft. Ed. Sroder and Dale Pollock were also present. Present re Case 65-8 Robert Housingate, District Engineer and Bud Johnson, Contractor, for Standard Oil Company; Case 65-6 Kurt Berg for R. O. Meyer Construction Co., Inc.; 65-7 John H McNeill; 65®9 Maaon Murch, Jr.; Francis and Marjorie Dudgeon. Mr. John Pfaff on behalf of Mr). and Mrs. Ernest Phfleger and Eugene Parranto were present on inquiry without a formal petition. 2. Caue 65-8. Messrs. Housingate and Johnson made application for conditional use permit to construct a service station on southeast corner of Highways 49 and 110. A site plan was provided which has been approved by the State of Minnesota. Standard Oil will abide by all local requirements concerning curbing, grass or gravel, fencing, etc. They plan to se_a on the average of 300,000 gallons of gasoline per year. A motion was made by Weed and seconded by Wright to refer the matter to Midwest Planning. 4 ayes, 0 nayes. 3 Case 65-6. R. O. Meyer Construction Co. petitioned for variance of side lot requirement on one family dwelling on Junction Lane because of purchasers desire for attached garage. A motion was made to recommend a variance of 6 feet and 6.5 feet as shown on plot plan provided by Mr. Berg by Brass, ) seconded by Wright. 4 ayes, 0 nayes. 4. 65-7. Mr. McNeill made application for approval to install a new trailer house at 1455 perron Road. to improve his property and sanitation. He is self-employed and owns 8 trucks which are stored on his property. Weed made a motion that the matter be given additional thought by Midwest Planning, seconded by Brass. 4 ayes, 0 nayes. Pollock said he will personally look at the property. 5. 65-9. Mr. Murch made application for variance to 6 foot side lot on east property line at 556 Fremont. Motion made by Wright for recommendation to Council, seconded by Brass. 4 ayes, 0 nayes. 6. Village application for buildin6 permit was presented by Mr. and Mrs. Francis Dudgeon for variance to 9 foot side lot on south property line. The septic tank and cesspool in back yard limits the boundaries. A letter was received from Dick Bjorklund recommending approval. Weed made motion for approval of the application, seconded by Wright. 4 ayes, 0 nayes. 7. Mr. Pfaff appeared without a formal application on behalf of Mr. and Mrs. Phfleger who are the owners of approximately 7 acres of land and have tentative plans for 16 building sites on this property and wanted to know if the Village had any other plans for this property. The Commission informed him, that part of this 7 acres falls within the Village's proposed development project and will have to be brought to the attention of the Council at their westing on Tuesday, May18. Pollock said the Council must ) either follow its present development plans and condemn and purchase this portion or allow the construction of homes. 8. Mr. Eugene Parranto appeared on behalf of Messrs. Perron and Post without formal application. He provided a site plan of property south of Mendota Heights Rodd, east of Highway 55 and also properties in the vicinity. This property is zoned B IA and they would like to petition for rezoning of light industrial. . He was asked what, if anything, was planned if .:nzTthe zoning were changed and he indicated Skelly Oil Co. is interested in a service station at corner of Highway 55 and the new Mendota Heights Road. Weed motioned that the matter be directed to Midwest Planning for possible revamping of the area in view of the development of the road.s which cause this request. Seconded by Wright. 4 ayes, 0 nayes. 9., Mr. Sroder has received an informal request from Vernon M. Petereson of Esther Lane on a proposal to build a submerged garage in front of his house. 10.
