During the course of the hearing, T. O. Curley °resented his ideas for ex-
panding hiP existing B 2 Property to a rezoned B 3 to accomodate a proposed
furniture store; future one -rotors of the store; Duane Swenson and Carrol E.
Swenson gave their background and described the oroposed store. A question
and ansrer period followed.
Mr. Curley in his talk brought out the following points:
1. 44,25 ft wide landscoPd buffer sone would be constructed on lots
1 through 8 and fronting on 25 ft ride boulevard on Mary Adele.
(a) A 4 foot high wall of see through blocks would form the
north boundry of the landscaped strip,

outlots B and. C.
7. No lights ffom commercial area would reflect into adjacent
residential area.

5, Showed sketch of wall and 25 ft wide landscaped area as to how it
could look,

Dunne Swenson gave a short talk about the history of the Srensons and their
furniture stores on the East Side -one on Pyne Avenue and the other on
Highway #36 and Edgerton. He also showed a picture which, he said was
exactly how the nroposed furniture store would look. The furniture to be
sold would be made by Ethan Allen, a fine furniture manufacturer,
Carrol E. Srenson sunnlemented his son's talk by mentioning that he had
maintained a 60 year old business which has had a father and. son continuity
and a reputation for fine furniture.
Following the preceding talks a question and answer period followed,
Tom Curley's resnonsp to questions
are
as follows:
1, Did not know building ratio to land use.
2. There are 9r1 residential lots south of nrorosed re7onPd area, 50 of
them are vacnnt.
3, Height of wall would be 4 ft to 6 ft.
4, He said develoner would be resnonsiblp for maintenance of the land-
scaped area.
5, Had no ansrmr for relocating building from rest side of rineline to
east side.
6. Had no answer for reducing store lot frontage from 225 ft to 200 ft.
7. Location of rall rould be 25 ft nothe of 25 ride boulevard on Mary
8. Fvaded question as to a 'len shoring exact location of oroposed store.
Duane Swenson's ane-ers to question:
1. Number of trucks per day would be 5 to 6 including furniture store's
2 trucks.
P. There would be fewer customers in area than for a supermarket.

Carrol E. Swenson's answers to questions:
1. Store would onen at 9:30 a m and would be oven 3 nights a week.

Howard Dahlgrenof Midwest Planning nresented several drawings showing nresent
and future exnansion rossibilities of the nroposPd furniture store. These
drawings were made after meeting and talking with Mr. Curley as to his
intentions of locating the store on the west side of the north southe nineline
easement. However, rithcgOte notifying Mr. Dahlgren, Tom Curley changed his

preliminary sketch to show the furniture store located east of the ripelire.
A discussion with interested uerties present from Curley's valley viPr
addition showed general feeling against granting a special use nermit for
narking adjacent to outlot 8 and Mary Adele.
Following the discussion 7d. Stringer, Trustee, stated that Tom
presented a plot plan; therefore nothing was before the village
He also mentioned Dahlgren drawings were not plot plans for Tom
Howard Walgren propoged a set of conditions for the petitioner

1. Submit e. complete plat rlsn.
2, Submit a. complete landscape Plan.
7. Show wall to be 5 ft high of brick.

George Teed made a motion which was seconded and approved that the hearing
be adjourned t'or 2 reeks. If Mr, Curley was not re,.:3..dy with noints as out—
lihed by Mr. Dahlgren the next meeting would be at the regular time on the
fourth Thursday of the month,
