Rolf Ljungkull called the meeting to order at 8:00 P M. The meeting was held in
the Piro Barn because the Village Hall was too small to accomodate a large group
from Cherry Hills.
Since the majority of those present were interested in a proposal for town houses
in Cherry Hills, the chairman called on Bernard Barr, the developer, to speak.
The developer introduced his planning consultant who repeated the description of
the project as discussed in the December 27, 1967 meeting of the Planning Commission,

Applicant: Bernard Barr and Dorothy Krekelberg, partners in the Lowry Hill Construc-
tion Company. Planning Consultants, Nason-V'ehrman Knight & Chapman, Inc.
Representative, George Burkhards.
Location: 1401 Wachtler Avenue
S4 of NE4 of Sect, 23, T.28,R,23 except the W 375 ft thereof, containing
approximately 21.48 acres.
Request: Special use permit to build Ivanhoe Green Town House project of approximately
60 units with double garages. Project to comply with 1 unit per 15000 sq
ft of land.
Speakers for the project were George Burkrards representative of the planning firm
involved and Robert C. Flakne, Vice President of General Mortgage Investments.
Due to strong opposition by Cherry Hill residents, the Planning Commission deferred
action on the project until more details are available. The Commission suggested
that Mr. Barr meet with the residents of Cherry Hill to further acquaint them with
plan of the Lowry Hill Construction for the Town House proposal.
George Weed strongly recommended that the public road thpugh the project should be
30 ft wide. He withdrew his objection to a 24 ft wide road when t e fat that
Delaware is 24 ft wide1 and carrys considerable traffic, �•

Request: Variance to build house on lot with 80 ft frontage

Actions Variance recommended since other homes in area are on lots of less than
100 ft. Also the lot in question is approximately 17,000 sq ft in area.

Special use permit and rezoning from B 1 A to B2 for construction of a
two bay Conoco Service Station.
Howard Dahlgren recommended and the Commission concurred that the
applicant should consider an attached restaurant and expanding the
station to a three bay unit since the proposed station would be the only
one in the immediate area. Since Mr. Colon was selling the land to
Conoco, he and his attorney Roger Miller agreed to contact the Conoco
agent with the idea. He asked what would be required for a hearing with
the Commission for rezoning. The Planning Commission secretary will
investigate the mechanics of applying for a hearing and notify Mr. Colon.
