Stringer ` Trustee Order of business: Case 68-1 Lowry Hill Town House project asked to be dropped from agenda as architectural plans were not available. Case 67-21 (Change case number in previous minutes) Applicant: Vernon R. Colon Request: Special use permit and rezoning from B1A to B2 for construction of a Western Service station at Highway #55 and Mendota Road. Public hearing was held as requested. Present: Vernon Colon applicant. Calvin Campbell....Superintendent of Construction for Continental Oil Co. George Ra.y...Real 'Estate Agent for Continental Oil Co. Roger Mi11er....Attorney for Vernon Colon. Station,..2500sq ft approximately faces Mendota Road Pump islandon north side of building. Parking along east area of lot. Calvin Campbell presented rendering 60'x8O' building, brick facing, white stucco. Station to be in Western design. Signs: One on 50' high pedestal with 2 ft set back doesn't conform to ordnance. Other signs do not conform to ordnance. Only one pedestal sign is allowed not less than 6ft from right of way. Construction materials....Exterior material should be shown on ple.n. Interior materials are not of interest to Planning Commission. The possibility of a change in Highway f55 affecting the project ryas mentioned. The Minnesota Highway Department has not made a decision concerning Highray 4'55. Continental Oil does not intend to build a station sooner than four years. A motion was made to table the hearing until the next meeting in order that more detailed plans might be prepared. Also time is needed to determine the intentions of the Minnesota Highway Department, a factor which would influence the Commissions decision to a-onrove or not to reco«uend approval of the station. Case 63-4 Applicant: Owner: Location: Request: Action: Raymond Anderson L. C. S. Company 1480 Sibley Highway Commercial Building permit to add to L. C. S. Co., Bldg. Approval recommended contingent upon the following: Painting the entire building one color. Install curbing according to plot plan. Landscape according to Howard Dahlgrens recommendations. • The owner agreed to above requirements. Case 66-5 Applicant: George L. Fischer Location: Lot #27 Willow Spring Request: Divide lot f27 into 2 lots 107x202 each. Motion was made seconded and aPproved four to nothing to recommend approval of the sybdivision. George Ashland requested information on possible rezoning for apartment building or variance to build two single family dwellings on two 64 foot wide lots. Property involved..lot #13 &14. B.3.
