In Rolf Ljungkull's absence , Brad Genereaux as acting chairman called the meeting
to order and Charles Hebble recorded the meeting, Howard Dahlgren gave commission
members copies of his reports on cases .68-1 and 67-21.
Order of business as follows:
Case 68-1
Ivanhoe Green town house development by the Lowry Hill Construction Co.
The developers and their representatives were present as follows:
William Bush, Attorney.
Bernard Barr -Lowry Hill Construction Company Partner
Dorothy Krekelberg--Lowry Hill Construction Company partner.
Jules Krekelberg---Lowry Hill Construction (husband of above)
George Burkard, Architectural Planner.
Mr, Flakne-.'Mortgage Company Representative.
William Bush reviewed the project as presented in previous meetings. A new applica-
tion was presented that requested a special use permit for construction of town
houses and a variance for construction of 6 units more than allowed by ordnance
according to density of 1 unit per 15,000sq. ft, Also presented was an arial photo
and a revised print showing Plan 1,
Phase 1 as shown on revised plans consists of the following:
Total Landscape plan (existing trees not shorn)
Itemized planting list.
5 unit townhouse (unit design shown by Sholz Homes plans)
2-2 bedroom units 1840sq ft each---$275/mo.
3-3 bedroom units 1680sq ft each---$400/mo.
Complete public road.
Size of future units will depend upon acceptance of first units.
A wall along Wachtler Road was tentatively mentioned for phase 2, Howard Dahlgren
suggested that a full wall was not in keeping with the rural nature of the area,
therefore an entry way might be a reasonable substitute.
General opinion concurred.
In 1967 -the developers built or started buildings of 33, 24 &18 units,
In 196841,200,000 in projects were developed plus another $600,000 backlog,
Lowry Hill owns 3 other buildings in Minneapolis.
At the conclusion of Mr. Bushts talk discussion on the project were closed in
order that the commission could examine the plans in detail at the endof the
meeting or in a special meeting. Interested parties were informed that the plans
would be left at the village hall for public examination.

Case 67-21
Vernon Colon applicant for special use permit and rezoning to build a Western 3
bay service station on 1,57 acres at Highway 55 and Mendota Road.
Revised plans and a model were presented by the applicant his representive and
representatives of Conoco. Revisions had been made in compliance with recommenda-
tions by the commission.
However, after considerable discussion concerning the State Highway Department
intentions of upgrading of Highway 110, to freeway status and resultant changes in
Highway 55, serious concern was expressed regarding approval of the application.
Also the developers had previously announced that they did not intent to build
until approximately 4 years in the future.
Due to the uncertainty of the State Highway Departmentts plans regarding the area
involved, a motion was made seconded and approved to deny approval of the applica-
tion for purposes of building a filling station.
Motion by Charles Hobble.
Seconded by Larry Culligan
Vote 4-0 in favor of motion.
Re: Case 68-1
A motion was made, seconded and approved to hold a special meeting for the-' exeiithia-
tion and decision on the Ivanhoe Greens town house project. The time ofthe meeting
was to be contingent on the return of Rolf Ljungku11, chairman from..a trip out of
state.
