RESOLUTION 02-17
A RESOLUTION APPROVING A SUBDIVISION AND 55 -FOOT LOT
WIDTH VARIANCE TO CREATE THREE LOTS FROM TWO FOR
ROSEVILLE PROPERTIES' CENTRE POINTE BUSINESS PARK
WHEREAS, Hugh R. Cullen of Roseville Properties has applied for a
Subdivision and 55 -foot lot width variance to create three lots from two as proposed in
Planning Case #02-07; and
WHEREAS, The Planning Commission held a public hearing on this application
at their regular meeting on March 26, 2002; and
WHEREAS, The Planning Commission voted 6-0 (with one Commissioner
excused) to recommend that the Council approve the Subdivision and 55 -foot lot width
variance as proposed in Planning Case #02-07 based on the unusual configuration of the
existing lots and the fact that the 55 -foot lot width variance would allow for the remaining
property to be developed in a manner consistent with the rest of the business park.
NOW, THEREFORE, IT IS HEREBY RESOLVED by the City Council of the
City of Mendota Heights that a Subdivision and 55 -foot lot width variance to Create
Three Lots from Two for Centre Pointe Business Park as proposed in Planning Case #02-
07 is hereby approved based on the following conditions:
1. A preliminary plat be submitted which specifies lot and block numbers and fulfills
the submission requirements specified in the City Subdivision Ordinance.
2. The proposed lot descriptions are found to be acceptable by the Dakota County
Recorder.
3. The recommendations of the City Engineer relating to easement establishment
(drainage and utility) are satisfactorily met.
4. The recommendations of the City Engineer relating to utilities are satisfactorily
met.
5. The applicant provides the City with the proper Park Dedication as determined by
the Council.
BE IT FURTHER RESOLVED that the Subdivision and 55 -foot lot width
variance to Create Three Lots from Two for Centre Pointe Business Park as proposed in
Planning Case #02-07 would not have an adverse impact on the health, safety, and
general welfare of the citizens of the community and the surrounding land, and would
not be adverse to the general purpose and intent of the Zoning Ordinance.
