Res 2004- 18 Approving Final Plan for PUD for Gateway BankCITY OF MENDOTA HEIGHTS DAKOTA COUNTY, MINNESOTA RESOLUTION 04 -18 A RESOLUTION APPROVING A FINAL DEVELOPMENT PLAN FOR A PLANNED UNIT DEVELOPMENT FOR THE GATEWAY BANK OF THE TOWN CENTER REDEVELOPMENT PROJECT WHEREAS, Mr. Ross Fefercorn has applied for a Final Development Plan for a Planned Unit Development for the Gateway Bank of the Town Center redevelopment project as proposed in Planning Case #02 -11 NOW, THEREFORE, IT IS HEREBY RESOLVED by the City Council of the City of Mendota Heights that a Final Development Plan for a Planned Unit Development for the Gateway Bank of the Town Center redevelopment project as proposed in Planning Case #02 -11 is hereby approved on the following conditions: 1. Site lighting plans shall be submitted for City Council review and approval. 2. Signage plans shall be submitted for City Council review and approval. 3. A revised landscape plan shall be submitted to the City Council for their review and approval. The revised landscape plan shall indicate a sidewalk connection from the bank's front walk area to the sidewalk along Linden Street. 4. City Engineering Staff shall review and approve the retaining wall along the edge of the parking lot in order to maintain the existing grade where the existing Spruce trees are located. This wall design shall be reviewed by City engineering staff to ensure preservation of the trees as required. 5. The site plan shall meet the Preliminary Development Plan approval requirement of at least one space per 250 square feet of office space. 6. The site plan shall meet the Preliminary Development Plan approval requirement of additional setback of the parking lot along the common boundary with the Veterinary Clinic, and the addition of landscaping in that area. The revised landscape plan shall be reviewed by City staff to ensure compliance with this condition. 7. The bank building shall have a full sprinkler system for fire suppression. BE IT FURTHER RESOVED that provided the above conditions are met, the Code Enforcement Officers are hereby authorized to issue any necessary building permits. BE IT FURTHER RESOLVED that the proposed project under the above conditions is consistent with the intent and direction of the City's PUD Ordinance and Land Use Plan, and that the project will be beneficial to the community at large. BE IT FURTHER RESOLVED that the Final Development Plan for a Planned Unit Development for the Gateway Bank of the Town Center redevelopment project as proposed in Planning Case #02-11 under the above conditions would not have an adverse impact on the health, safety, and general welfare of the citizens of the community and the surrounding land, and would not be adverse to the general purpose and intent of the Zoning Ordinance.
