A RESOLUTION APPROVING A FINAL DEVELOPMENT PLAN
FOR A PLANNED UNIT DEVELOPMENT
FOR BUILDINGS 661)", 6605, AND 6'F9
OF THE TOWN CENTER REDEVELOPMENT PROJECT
WHEREAS, Mr. Ross Fefercorn has applied for a Final Development Plan for a
Planned Unit Development for Buildings "D", "E", and "F" of the Town Center
redevelopment project as proposed in Planning Case #02-11 and the drawings for these
buildings from ESG Architects dated June 15, 2004.
NOW, THEREFORE, IT IS HEREBY RESOLVED by the City Council of the
City of Mendota Heights that a Final Development Plan for a Planned Unit
Development for Buildings "D", "E", and "F" of the Town Center redevelopment
project as proposed in Planning Case #02-11 is hereby approved on the following
conditions:
I The applicant shall be required to submit final landscaping, commercial
signage, and lighting plans to the City Council for review and approval prior
to final occupancy is granted for the new buildings.
2. The applicant shall be required to resolve the conflict between the parking lot
and Outlot E in a manner acceptable to the City at its sole discretion.
3. The final landscaping plan shall be required to increase shrub-level
landscaping to screen the parking area if a parking lot location is less than 20
feet from Oak Street.
4. The City Co-uncil reserves the right to approve any proposed signage for the
second story of any building in the Planned Unit Development documented as
Planning Case #02-11.
5. Building "C" shall have a clock tower feature and a roofline and roofing
features consistent with those of Building "F".
BE IT FURTHER RESOVED that provided the above conditions are met, the
Code Enforcement Officers are hereby authorized to issue any necessary building
permits.
BE IT FURTHER RESOLVED that the proposed project under the above
conditions is consistent with the intent and direction of the City's PUD Ordinance and
Land Use Plan, and that the project will be beneficial to the community at large.
BE IT FURTHER RESOLVED that the Final Development Plan for a Planned
Unit Development for the Buildings "D", "E", and "F" of the Town Center
redevelopment project as proposed in Planning Case #02-11 under the above conditions
would not have an adverse impact on the health, safety, and general welfare of the
citizens of the community and the surrounding land, and would not be adverse to the
general purpose and intent of the Zoning Ordinance.
