Res 2004- 51 Approving Subdivision and Lot Combination @ 1241 Dodd RdCITY OF MENDOTA HEIGHTS DAKOTA COUNTY, MINNESOTA RESOLUTION 04 -51 A RESOLUTION APPROVING A SUBDIVISION AND LOT COMBINATION AT 1241 DODD ROAD WHEREAS, Mr. Howard Adams has applied for a Subdivision and Lot Combination at 1241 Dodd Road (Parcel "A ": Auditor's Subdivision No. 3 ... North 80 feet of Lots 16 and 17, except the West 660 feet. Parcel `B ": The East 110 feet of the West 770 feet of the North 80 feet of Lot 17, Auditor's Subdivision #3, which lies East of the West 660 feet of said Lot 17.) as proposed in Planning Case #04 -26; and WHEREAS, The Planning Commission held a public hearing on this application at their regular meeting on July 27, 2004; and WHEREAS, The Planning Commission voted to recommend that the Council approve the Subdivision and Lot Combination as presented to the Planning Commission on the evening of July 27, 2004 and as shown in Planning Case #04 -26, NOW, THEREFORE, IT IS HEREBY RESOLVED by the City Council of the City of Mendota Heights that a Subdivision and Lot Combination for 1241 Dodd Road as proposed in Planning Case #04 -26 is hereby approved under the following conditions: 1. The subdivided parcel is concurrently combined with the adjoining property to ensure that no non - conforming parcels are created. 2. City staff verifies that no issues will be created with grading, drainage, or utilities. 3. City staff verifies that the neighbor's concerns over legal descriptions are resolved. BE IT FURTHER RESOLVED that the Subdivision and Lot Combination for 1241 Dodd Road as proposed in Planning Case #04 -26 under the above conditions would not have an adverse impact on the health, safety, and general welfare of the citizens of the community and the surrounding land, and would not be adverse to the general purpose and intent of the Zoning Ordinance.
